• Homes will be situated on the lot in accordance with the Architectural Guideline from the developer. (Minimum lot size is 60 feet x120 feet)
• Home sites will have sod, irrigation and plants in the front and side yard.
• Concrete driveways and walkways.
• Any soil engineering and/or backfill required to obtain suitable building conditions will be an additional expense to the buyer / owner.

Foundation & Structural

• Homes will be built upon a crawl space foundation.
• All framing will meet NC building code requirements.
• 9 foot ceilings throughout homes, with tray ceilings in master bedroom and dining room.
• Cathedral ceilings as noted.
• Garage finished with drywall and paint.

Exterior Finish

• Brick veneer, hardiplank or hardishake as shown on plans.
• Boxing and cornice material will be maintenance free white vinyl.
• Vinyl shutters provided on all windows on front face of home.
• 30-year Architectural shingles (Color: Weatherwood).
• Covered porch per plan.

Windows and Doors

• Maintenance free vinyl windows and doors.
• Windows and doors will be double paned insulated glass, bottom tilt sashes, screens and white grills between glass.
• Garage door with ½ horsepower opener and 2 remotes.

Plumbing

• Full baths feature cultured marble with Moen Monticello stainless faucets.
• Stainless steel deep bowl kitchen sink.
• Moen "One-touch" kitchen sink fixture with pull out sprayer.
• Master bath features tile shower and garden tub.
• Fiberglass tub / shower units in guest and bonus baths, (where applicable).
• 80-gallon hot water heater.
• Two outside hose bibs.
• Connection for icemaker and washing machine.

• Smoke detectors installed in bedrooms and living areas.
• $1,300.00 lighting allowance includes all interior and exterior lighting, fans, dimmers, etc.
